KUALA LUMPUR (July 3) — Titijaya Land Bhd is strengthening its presence in Sabah with plans to launch a new commercial development in Likas, Kota Kinabalu, while continuing to advance its existing property and hospitality investments in the state.

The upcoming commercial project will complement the group's ongoing purpose-built student accommodation development located near Universiti Malaysia Sabah (UMS), further expanding its development portfolio in Kota Kinabalu.

Managing director Datuk Lim Poh Yit said the company remains optimistic about Sabah's long-term economic outlook and believes the state offers attractive opportunities for sustainable property investment.

According to Lim, Titijaya has recently secured several strategic land acquisitions that will support its future development pipeline, with the Likas commercial project expected to become one of its key upcoming launches.

He highlighted that Sabah continues to benefit from improving infrastructure, rising tourist arrivals and increasing business activities, all of which are driving demand for quality residential, commercial and hospitality developments.

Hospitality Business Showing Positive Momentum

Beyond property development, Titijaya expects stronger contributions from its hospitality segment through Citadines Waterfront Kota Kinabalu.

The hotel recorded a full year of operations during the financial year ended June 30, 2025, delivering steady occupancy rates and improving operational margins, reflecting the recovery of Sabah's tourism and business travel sectors.

The company believes the hospitality business will continue to support recurring income while complementing its property development activities.

Supporting Sabah's Urban and Economic Growth

Lim said Titijaya's long-term vision extends beyond developing buildings, with the company aiming to contribute to Sabah's broader socio-economic development.

Its projects are expected to generate employment opportunities, support commercial and tourism activities, and promote sustainable urban growth as Kota Kinabalu continues to expand.

One of the group's flagship developments in Sabah is The Shore, a mixed-use commercial development that includes 396 serviced units operating under Citadines Waterfront Kota Kinabalu, combining residential, commercial and hospitality components within a single integrated project.
